    Humidity and shade grow algae and mildew into the surface of concrete. It reads as staining, and it comes back faster each time it is left.

  • Uneven, patchy results

    A wand alone leaves stripes on flat concrete. A surface cleaner passes evenly, which is the difference between a clean driveway and a striped one.

  • Rust and irrigation staining

    Well water leaves orange staining along the sprinkler line. It is a different problem from dirt and needs treating rather than blasting.

Where pressure is the right tool

Concrete, pavers, stone and unpainted masonry can take real pressure, and on those surfaces it is the fastest honest way to get an even result.

Flat concrete is done with a surface cleaner rather than a wand, so the pass is even and there are no stripes left behind. Edges, steps and corners are then detailed by hand, which is the part that takes the time.

Where it is the wrong tool

Roofs, painted siding, stucco, screen enclosures and window frames are damaged by high pressure. Water driven behind a seal or under a shingle does not show up as damage for months, which is exactly why it happens so often.

Those surfaces are cleaned by soft washing instead, at low pressure with a solution doing the work. If you ask us to pressure wash something that should be soft washed, we will tell you why we are not going to.

Before we start

Plants and grass along the work area are wetted down first and rinsed again afterwards. Outdoor outlets and light fittings get checked. If something is already cracked, lifting or loose, you will hear about it before the machine is switched on rather than after.

How long does a window cleaning take?
Most homes take one to three hours depending on the number of windows, the number of stories, and how much detail work the screens and tracks need. We give you a time estimate with your quote so you can plan your day.

How often should windows be cleaned in South Florida?
For most South Florida homes, quarterly cleaning is a practical baseline. Homes near salt water, homes with sprinklers hitting the glass, heavy landscaping, or nearby construction usually look better on a monthly schedule. Twice a year still makes a visible difference on a home set back from the coast with no irrigation on the windows.
Do you clean inside and outside?
Yes. Exterior and interior are separate services and you can book either or both. Exterior-only work can be done while you are out. If interior windows are included, someone over 18 needs to be home to let us in.
