  • Black roof streaking

    Those dark streaks down a South Florida roof are algae, not dirt. Rinsing removes the top of it and it returns within months. Treating it removes what is growing.

  • Green and grey stucco

    Shaded walls and north elevations grow mildew into the texture. Pressure drives water into the wall; a solution lifts the growth without doing that.

  • Cloudy screen enclosures

    Pool cage screens hold a film that makes the whole enclosure read grey. They are far too fragile for pressure and clean up well at low pressure.

Why low pressure is the point

Soft washing is not a weaker version of pressure washing. It is a different method: the cleaning solution does the work, and the water only carries and rinses it.

That matters because the growth causing the staining has roots into the surface. Strip the top with pressure and it looks clean for a season. Treat it and it stays clean considerably longer, which is the whole reason the method exists.

Roofs in particular

A pressure washer on a tile or shingle roof removes granules, breaks tiles and drives water under the covering. The damage is usually invisible on the day and expensive later.

Roof work also depends on pitch and access. If we cannot do your roof safely, we will say so rather than attempt it, and that is a decision made at the quote rather than on the day.

Looking after the landscaping

Plants nearest the work are wetted before we start and rinsed again after, which is what keeps solution off the roots. Anything unusually delicate is worth pointing out to us at the quote so it can be covered or worked around.

How much does window cleaning cost?
Price depends on how many windows you have, how many stories, and whether screens, tracks or hard water removal are included. We quote every home individually and tell you the price before any work starts. Quotes are free and there is no obligation.

How often should windows be cleaned in South Florida?
For most South Florida homes, quarterly cleaning is a practical baseline. Homes near salt water, homes with sprinklers hitting the glass, heavy landscaping, or nearby construction usually look better on a monthly schedule. Twice a year still makes a visible difference on a home set back from the coast with no irrigation on the windows.
How long does a window cleaning take?
Most homes take one to three hours depending on the number of windows, the number of stories, and how much detail work the screens and tracks need. We give you a time estimate with your quote so you can plan your day.
Do you clean inside and outside?
Yes. Exterior and interior are separate services and you can book either or both. Exterior-only work can be done while you are out. If interior windows are included, someone over 18 needs to be home to let us in.
