Why South Miami windows need regular cleaning

  • Downtown on Sunset Drive

Shops, restaurants and offices along Sunset Drive have street-level glass that takes handprints and road film from a busy sidewalk. We work early, before the street fills.

  • Old trees over old houses

Many homes are decades old and sit under big oaks. Sap and leaf litter land on the glass and sills, and the shade keeps walls damp enough for mildew.

  • Rentals near campus

Homes and apartments near the university change tenants often. A window clean between tenants is one of the cheapest ways to make a rental show well.

  • US-1 traffic

Buildings along US-1 and the Metrorail line collect road grit faster than the quiet streets a few blocks away.

Questions

Window cleaning in South Miami

How often should windows be cleaned in South Florida?
For most South Florida homes, quarterly cleaning is a practical baseline. Homes near salt water, homes with sprinklers hitting the glass, heavy landscaping, or nearby construction usually look better on a monthly schedule. Twice a year still makes a visible difference on a home set back from the coast with no irrigation on the windows.
What areas do you serve?
Solpath serves Broward County and Miami-Dade County. In Broward: Coconut Creek, Cooper City, Coral Springs, Dania Beach, Davie, Deerfield Beach, Fort Lauderdale, Hallandale Beach, Hillsboro Beach, Hollywood, Lauderdale-by-the-Sea, Lauderdale Lakes, Lauderhill, Lighthouse Point, Margate, Miramar, North Lauderdale, Oakland Park, Parkland, Pembroke Park, Pembroke Pines, Plantation, Pompano Beach, Sea Ranch Lakes, Southwest Ranches, Sunrise, Tamarac, West Park, Weston and Wilton Manors. In Miami-Dade: Aventura, Bal Harbour, Bay Harbor Islands, Biscayne Park, Coral Gables, Cutler Bay, Doral, El Portal, Florida City, Golden Beach, Hialeah, Hialeah Gardens, Homestead, Key Biscayne, Miami, Miami Beach, Miami Gardens, Miami Lakes, Miami Shores, Miami Springs, North Bay Village, North Miami, North Miami Beach, Opa-locka, Palmetto Bay, Pinecrest, South Miami, Sunny Isles Beach, Surfside, Sweetwater, Virginia Gardens and West Miami, plus Kendall, Westchester, Tamiami, The Hammocks and Fontainebleau. If you are just outside those areas, call and ask - we will tell you honestly whether we can get to you.
What happens if it rains right after my window cleaning?
Rain itself does not usually dirty a properly detailed window - dust and debris carried in the rain do. Our Monthly and Quarterly plans include RainBlock treatment, which is designed to help water bead and roll off the glass instead of sitting on it, so a storm is less likely to leave spotting behind.
Do I need to be home during the cleaning?
For exterior-only cleanings, no - as long as we can reach your windows with gates unlocked and pets secured, we can work while you are out. If your service includes interior windows, someone over 18 needs to be home to let us in.
How long does a window cleaning take?
Most homes take one to three hours depending on the number of windows, the number of stories, and how much detail work the screens and tracks need. We give you a time estimate with your quote so you can plan your day.
