Twice a year still makes a visible difference on a home set back from the coast with no irrigation on the windows.

Price depends on how many windows you have, how many stories, and whether screens, tracks or hard water removal are included. We quote every home individually and tell you the price before any work starts. Quotes are free and there is no obligation.

Yes. Exterior and interior are separate services and you can book either or both. Exterior-only work can be done while you are out. If interior windows are included, someone over 18 needs to be home to let us in.

For exterior-only cleanings, no - as long as we can reach your windows with gates unlocked and pets secured, we can work while you are out. If your service includes interior windows, someone over 18 needs to be home to let us in.

Most homes take one to three hours depending on the number of windows, the number of stories, and how much detail work the screens and tracks need. We give you a time estimate with your quote so you can plan your day.

Yes, the parts an owner is responsible for: the inside of the glass, both faces of the balcony sliders, and railing glass from the balcony side. The outside of fixed tower glass is part of the building facade, which the association has cleaned from rope or a swing stage. Check your building rules on contractors and working hours before booking.

From ladders or water-fed poles, depending on access. A water-fed pole washes the glass from the ground with purified water, so it dries without spotting. If any window on your home cannot be reached safely, we will tell you at the quote.

Yes. Impact glass is cleaned like any good-quality glass, and the care goes into the frames, seals and weep holes around it: no pressure washer on the frame and no scraping a dry pane. Fog between the panes or cloudy edges inside the glass is a failed unit, and cleaning will not change it.

Yes. Glass with film is cleaned with soft tools and without ammonia-based products or blades, which can damage the film. Tell us which windows have film when you request a quote.

Yes. Screens, tracks, sills and storm shutters are all part of what we do. Tell us everything you would like cleaned when you request a quote and we will include it in the price.

Yes. Hard water stains are mineral deposits left by sprinkler and irrigation water, and they do not come off with a normal window wash. We treat them as a separate restorative service. Early mineral deposits are often removable. If minerals have already etched the glass, complete restoration may not be possible. We will tell you what we see before starting restoration work.

Rain itself does not usually dirty a properly detailed window - dust and debris carried in the rain do. Our Monthly and Quarterly plans include RainBlock treatment, which is designed to help water bead and roll off the glass instead of sitting on it, so a storm is less likely to leave spotting behind.

Yes, soon after. Storm winds carry salt spray well inland, and salt left on glass, screens and aluminum frames holds dirt and corrodes the metal. Clear debris from the tracks before forcing a slider open, and check impact glass for cracks first. A cracked impact pane needs replacing, not cleaning.

RainBlock is a treatment applied to eligible glass on recurring plan visits. It is designed to help water bead and roll away instead of sitting on the pane, which helps reduce visible spotting and keeps the glass looking cleaner between visits. It is included with eligible recurring plans.

Yes. Tile and shingle roofs are soft washed at low pressure with a solution that kills the algae causing the black streaks. We never pressure wash a roof, because it cracks tile, strips shingles and drives water underneath. Roof work depends on pitch and access, and if yours cannot be done safely we will say so at the quote.

Yes. Screen enclosures are soft washed at low pressure, from the roof panels down to the frame and kick plates, then rinsed. A pressure washer would tear the mesh. If the screen is brittle or already torn, cleaning will not fix it, and we will tell you before starting.

Plants near the work are wetted down before we start, so they take up less of the solution, and rinsed again afterward. If anything in the beds is unusually delicate or valuable, point it out at the quote so it can be covered or worked around.

It depends on the surface. Concrete, pavers, pool decks and unpainted masonry can be pressure washed. Roofs, stucco, painted siding and screen enclosures should be soft washed at low pressure, because high pressure cracks, strips or forces water into them. Most homes need both, on different surfaces.

In most cases, yes. Rust stains from well-water sprinklers are treated with a rust remover made for concrete and masonry, then rinsed. Pressure alone does not remove them. They come back each time the sprinklers run until the heads are redirected or the water is treated.

Yes, where the marina allows washing in the slip. Some marinas restrict runoff, and then the boat is washed on its trailer at your property instead. We wash above the waterline: topsides, deck, isinglass, glass and stainless. We do not do bottom work, running gear or interiors.
