Window Cleaning & Detailing in Palmetto Bay

Palmetto Bay is a village of large lots, mature trees and quiet streets between US-1 and Biscayne Bay, home to the Deering Estate and a long stretch of Old Cutler Road.

Solpath provides window cleaning, pressure washing and soft washing in Palmetto Bay, FL. Heavy canopy, private wells and humid air off the bay mean mildew, rust staining and film on the glass all show up here, depending on where the house sits.

Local Conditions

Why Palmetto Bay windows need regular cleaning

  • Canopy over Old Cutler Road

Banyans and oaks along Old Cutler Road and the side streets shade homes for most of the day. Leaves fill tracks and gutters, and shaded walls grow mildew.

  • Wells on big lots

Large lawns are often watered from a private well. The iron in it leaves orange marks on walls, walkways and the lowest glass wherever the spray lands.

  • Air off the bay

East of Old Cutler, the air off Biscayne Bay is humid and lightly salted. Screens and glass on that side stay damp and film over sooner.

  • Older homes with shutters

Many older ranch homes still use accordion or panel shutters. Their tracks collect leaves and sand and should be cleared before the season starts.

Questions

Window cleaning in Palmetto Bay

How often should windows be cleaned in South Florida?
For most South Florida homes, quarterly cleaning is a practical baseline. Homes near salt water, homes with sprinklers hitting the glass, heavy landscaping, or nearby construction usually look better on a monthly schedule. Twice a year still makes a visible difference on a home set back from the coast with no irrigation on the windows.
What areas do you serve?
Solpath serves Broward County and Miami-Dade County. In Broward: Coconut Creek, Cooper City, Coral Springs, Dania Beach, Davie, Deerfield Beach, Fort Lauderdale, Hallandale Beach, Hillsboro Beach, Hollywood, Lauderdale-by-the-Sea, Lauderdale Lakes, Lauderhill, Lighthouse Point, Margate, Miramar, North Lauderdale, Oakland Park, Parkland, Pembroke Park, Pembroke Pines, Plantation, Pompano Beach, Sea Ranch Lakes, Southwest Ranches, Sunrise, Tamarac, West Park, Weston and Wilton Manors. In Miami-Dade: Aventura, Bal Harbour, Bay Harbor Islands, Biscayne Park, Coral Gables, Cutler Bay, Doral, El Portal, Florida City, Golden Beach, Hialeah, Hialeah Gardens, Homestead, Key Biscayne, Miami, Miami Beach, Miami Gardens, Miami Lakes, Miami Shores, Miami Springs, North Bay Village, North Miami, North Miami Beach, Opa-locka, Palmetto Bay, Pinecrest, South Miami, Sunny Isles Beach, Surfside, Sweetwater, Virginia Gardens and West Miami, plus Kendall, Westchester, Tamiami, The Hammocks and Fontainebleau. If you are just outside those areas, call and ask - we will tell you honestly whether we can get to you.
What happens if it rains right after my window cleaning?
Rain itself does not usually dirty a properly detailed window - dust and debris carried in the rain do. Our Monthly and Quarterly plans include RainBlock treatment, which is designed to help water bead and roll off the glass instead of sitting on it, so a storm is less likely to leave spotting behind.
Do I need to be home during the cleaning?
For exterior-only cleanings, no - as long as we can reach your windows with gates unlocked and pets secured, we can work while you are out. If your service includes interior windows, someone over 18 needs to be home to let us in.
How long does a window cleaning take?
Most homes take one to three hours depending on the number of windows, the number of stories, and how much detail work the screens and tracks need. We give you a time estimate with your quote so you can plan your day.
