Window Cleaning & Detailing in North Miami Beach

Despite the name, most of North Miami Beach is inland. It has older single-family neighborhoods, garden condos, a stretch of the Oleta River, and Eastern Shores, a waterfront neighborhood of canal homes.

Solpath provides window cleaning, pressure washing, soft washing and boat cleaning in North Miami Beach, FL. Eastern Shores homes deal with salt film and boats, while the inland neighborhoods and condos mostly need older windows, tracks and screens cleaned properly.

Local Conditions

Why North Miami Beach windows need regular cleaning

  • Mostly inland

Most of the city sits well back from the ocean, so salt is lighter than the name suggests. Road grit from 163rd Street and US-1, and sprinkler spotting, matter more.

  • Eastern Shores

Eastern Shores is built on canals off the bay, with a dock behind many homes. Salt film on the water side and boat washing go together here.

  • Garden condos

Low-rise condo buildings make up a big share of homes. For those owners the job is usually the glass inside, the sliders and the balcony or patio panes.

  • Along the Oleta River

Homes near the river and the state park sit in damp, shaded air. Screens and shaded walls there grow mildew faster than streets further from the water.

Questions

Window cleaning in North Miami Beach

How often should windows be cleaned in South Florida?
For most South Florida homes, quarterly cleaning is a practical baseline. Homes near salt water, homes with sprinklers hitting the glass, heavy landscaping, or nearby construction usually look better on a monthly schedule. Twice a year still makes a visible difference on a home set back from the coast with no irrigation on the windows.
What areas do you serve?
Solpath serves Broward County and Miami-Dade County. In Broward: Coconut Creek, Cooper City, Coral Springs, Dania Beach, Davie, Deerfield Beach, Fort Lauderdale, Hallandale Beach, Hillsboro Beach, Hollywood, Lauderdale-by-the-Sea, Lauderdale Lakes, Lauderhill, Lighthouse Point, Margate, Miramar, North Lauderdale, Oakland Park, Parkland, Pembroke Park, Pembroke Pines, Plantation, Pompano Beach, Sea Ranch Lakes, Southwest Ranches, Sunrise, Tamarac, West Park, Weston and Wilton Manors. In Miami-Dade: Aventura, Bal Harbour, Bay Harbor Islands, Biscayne Park, Coral Gables, Cutler Bay, Doral, El Portal, Florida City, Golden Beach, Hialeah, Hialeah Gardens, Homestead, Key Biscayne, Miami, Miami Beach, Miami Gardens, Miami Lakes, Miami Shores, Miami Springs, North Bay Village, North Miami, North Miami Beach, Opa-locka, Palmetto Bay, Pinecrest, South Miami, Sunny Isles Beach, Surfside, Sweetwater, Virginia Gardens and West Miami, plus Kendall, Westchester, Tamiami, The Hammocks and Fontainebleau. If you are just outside those areas, call and ask - we will tell you honestly whether we can get to you.
What happens if it rains right after my window cleaning?
Rain itself does not usually dirty a properly detailed window - dust and debris carried in the rain do. Our Monthly and Quarterly plans include RainBlock treatment, which is designed to help water bead and roll off the glass instead of sitting on it, so a storm is less likely to leave spotting behind.
Do I need to be home during the cleaning?
For exterior-only cleanings, no - as long as we can reach your windows with gates unlocked and pets secured, we can work while you are out. If your service includes interior windows, someone over 18 needs to be home to let us in.
How long does a window cleaning take?
Most homes take one to three hours depending on the number of windows, the number of stories, and how much detail work the screens and tracks need. We give you a time estimate with your quote so you can plan your day.
