Why Windows Near the Ocean Get Hazy, and How to Get Salt Off Glass

By Solpath Window Detailing · Published · Updated

Windows near the ocean or the Intracoastal get hazy because salt carried in the air settles on the glass and dries into a film. Salt draws moisture from the air, so the film stays slightly tacky and holds dust. It comes off with a thorough rinse, a wash and a squeegee, not a dry wipe. Waterfront homes usually need the exterior glass cleaned monthly.

Why salt film behaves differently from dust

Dust sits on glass and blows or rinses off. Salt dissolves in the moisture in the air and dries back onto the pane as a thin crust. Because salt attracts moisture, the film stays faintly sticky on humid days, and whatever lands on it sticks too.

That is why oceanfront glass can look worse two weeks after a clean than inland glass looks after two months.

Why wiping it makes it worse

A dry cloth drags salt crystals, and any sand with them, across the glass. At best it smears the film into streaks. At worst it leaves fine scratches that catch the light for good. Salt has to be dissolved and carried off, which takes water, a wash and a squeegee.

How far inland it reaches

Where the home isWhat to expect
On the ocean or the IntracoastalFilm within days of a clean, heaviest on the water side
A few blocks backSteady buildup, noticeable within a few weeks
West of Federal Highway or I-95Sprinklers and dust matter more than salt
Anywhere after a tropical stormStorm winds carry salt spray well inland

Cleaning salt off at home

  • Rinse the glass thoroughly with fresh water first
  • Wash with a mild soap solution and a soft applicator
  • Squeegee from the top down and wipe the blade after each pull
  • Detail the edges with a clean, damp microfiber cloth
  • Rinse the screens and frames too, because salt corrodes aluminum
  • Work on the shaded side of the house so the glass does not dry before you squeegee

How often coastal glass needs it

For homes on the water, monthly exterior cleaning is a realistic schedule. A few blocks back, quarterly usually holds. The side facing the water almost always needs more attention than the street side, and it is reasonable to clean it more often than the rest of the house.

Common questions

How often should windows be cleaned in South Florida?
For most South Florida homes, quarterly cleaning is a practical baseline. Homes near salt water, homes with sprinklers hitting the glass, heavy landscaping, or nearby construction usually look better on a monthly schedule. Twice a year still makes a visible difference on a home set back from the coast with no irrigation on the windows.
What happens if it rains right after my window cleaning?
Rain itself does not usually dirty a properly detailed window - dust and debris carried in the rain do. Our Monthly and Quarterly plans include RainBlock treatment, which is designed to help water bead and roll off the glass instead of sitting on it, so a storm is less likely to leave spotting behind.
