Why Do Windows Look Dirty After It Rains?

By Solpath Window Detailing · Published · Updated

Windows look dirty after rain because raindrops carry dust and pollen from the air and wash grime down from the frame and sill above the glass. When the drops dry, they leave all of it behind as spots. Clean glass with clean frames sheds rain far better than dirty glass, which is why a full detail lasts longer than a quick wash of the pane.

Where the spots come from

  • Dust and pollen the rain picks up on the way down
  • Grime washed off the frame, the sill and the wall above
  • Salt already sitting on the glass, dissolved and redeposited
  • Splash-back from dirty screens, sills and planters

Why the whole window matters

Wash the glass but leave the frame, and the first storm carries the frame dirt straight down the pane. That is why the frames, sills, screens and tracks are part of a proper detail rather than extras. The glass stays clean longer when nothing above it is dirty.

Summer storms in particular

South Florida afternoon storms are short and heavy, and the sun comes straight back out. Drops dry in minutes, before they can run off, and that is what leaves the spotting. A slow winter drizzle does far less.

Helping glass shed water

On recurring plans, RainBlock is applied to eligible glass to help water bead and roll off rather than sit and dry. It does not make a window storm-proof, but it helps reduce visible spotting between visits.

Common questions

How often should windows be cleaned in South Florida?
For most South Florida homes, quarterly cleaning is a practical baseline. Homes near salt water, homes with sprinklers hitting the glass, heavy landscaping, or nearby construction usually look better on a monthly schedule. Twice a year still makes a visible difference on a home set back from the coast with no irrigation on the windows.
What happens if it rains right after my window cleaning?
Rain itself does not usually dirty a properly detailed window - dust and debris carried in the rain do. Our Monthly and Quarterly plans include RainBlock treatment, which is designed to help water bead and roll off the glass instead of sitting on it, so a storm is less likely to leave spotting behind.
What is RainBlock?
RainBlock is a treatment applied to eligible glass on recurring plan visits. It is designed to help water bead and roll away instead of sitting on the pane, which helps reduce visible spotting and keeps the glass looking cleaner between visits. It is included with eligible recurring plans.
